Buildings Insurance Scheme

We have worked with leading insurance broker Heath Lambert to enable us to provide specific insurance for our members to meet their property insurance needs.

Heath Lambert are able to provide our members with a competitively rated insurance quotation with the following principle benefits:

• Property Owner’s liability – limit of indemnity £5 million
• Employer’s liability – limit of indemnity £10 million
• Coverage for malicious damage caused by tenants
• No restrictions in cover for unoccupied properties
• A 12.5% discount for portfolios with a sum insured over £1million
• A 15% discount for portfolios with a sum insured over £3 million
• A dedicated claims handling service

Excesses:

• Subsidence and malicious damage caused by tenants - £1,000
• Any other damage - £500

Gas Checks

Landlords have duties to ensure that the gas appliances and flues they provide for tenants' use are maintained in a safe condition at all times and checked for safety each year by a CORGI registered installer, and a copy of the check record is provided to the tenant.

Our members pay £43.00 for gas checks. This covers an unlimited number of appliances per letting unit.

We also have a fixed price offer for new heating systems. Package includes a boiler, up to seven radiators, landlords gas check certificate. All work done in one day. Please contact NWPOA office for details.

Low Cost Property Advertising

Advertising for tenants can be expensive. NWPOA Members can advertise their properties half price for individual adverts and at a special rate for portfolios, on the Google and Yahoo number one ranked 'Merseyside Property Rentals' website.

We also have advertisements in the 'Property To Let' section of Yellow pages for Merseyside, Wirral and Warrington areas.

Training & Instruction

The NWPOA has recently developed a series of awareness courses, which aim to provide landlords with knowledge of all aspects of our business - from setting up a tenancy to possession proceedings. There are also sessions on housing benefit, property standards and tax advice. These courses are currently being run as part of Wirral Borough Council's accreditation scheme. We are aiming to make them available to all landlords in the near future.

We also have a 'Residential Letting' Manual for sale to members - which includes everything a landlord needs to know about all aspects of legislation pertaining to letting property. At £13.99 this book is a bargain.
