comment :: A good proportion of my tenants receive housing benefit, to help them with their rent. I receive the money direct and all my tenants are happy with this situation. The government's proposal to stop direct payments will be inconvenient to my tenants. they have had no say in this matter. What problems do other landlords forsee? :: add reply to this comment >

landlords question by johanne on: 13:10:06 at: 17:34

question :: Hi, This is a bit of a strange question, My partner is a self employed painter, up until now his work has been with private residents only but he is looking to go into working with local landlords to build up regular work, benefitting both parties. I was wondering if anyone could advise how he could get contacts for this kind of work, as i would prefer not to ring random numbers out of the newspaper "to let" ads, as that seems pushy and cold calling and would not probably recieve a very good responce!!! Any advice would be greatly appreciated. :: add reply to this question >

landlords question by AMcIntosh on: 08:01:06 at: 22:37

question :: I was wondering if anyone could help me. Currently our house is being extended but at the moment it seems that we may have to move out for a period of 3-4 weeks due to the builders having to do interior work and water, gas and electricity supplies being cut off. Is there any chance that there are any private landlords about that are willing to lease a house for this period of time as many estate agents require a least a 3 month tenancy agreement and as noted before we do not require a property for this long. It is quite urgent as the interior work looks iminent and we do 3 children under 18. Any help would be greatly appreciated. Yours Mrs McIntosh. :: add reply to this question >

landlords question by Doodle on: 25:10:05 at: 10:27

question :: Our tenants have made some improvements to our property at their own expense. Does this give them any rights to the property? Should we be doing, and paying for, all the improvements ourselves? Is there anywhere we can read about the dos and donts of improvements? Thanks for any help. :: add reply to this question >

question :: I own a two bedroomed terrace in Anfield. Excellent condition throughout with gch. My enquiries of potential agents to date have resulted in the property being dismissed as fit for DSS tenants only with the resultant low potential rental quotes. This in turn is causing problems with th ebuy to let mortgage arranged. In any event I have no intention of letting to "DSS" tenants as a result of previous bad experiences on other properties. If I were to advertise as it as no DSS etc I appreciate this may limit my market but if I were to find a private paying tenant can you give me an idea of how much I could reasonably expect to receive in the current market? Thanks in anticipation of your assistance :: add reply to this question >

question :: My properties are within the Conwy borough, one of the pilot areas. However one tennant receives HB, and he has had the choice of having HB paid directly to himself or to me. He has opted for direct payment to me. This has been successfully running since Jan 04. :: add reply to this question >
